BACKGROUND:

Existing Site, Surroundings, Zoning, and Project Description

The applicant is requesting approval of a Conditional Use Permit to allow the operation of a personal improvement service for music instruction (Coast Music) within an approximately 4,123-square-foot tenant space at 3500 Aviation Boulevard. The business would occupy the entirety of the existing commercial building.

The subject site is located at the northeast intersection of Aviation Boulevard and Warfield Avenue, just south of the intersection of Aviation Boulevard and Manhattan Beach Boulevard. The properties to the north and south of the site, along Aviation Boulevard, are zoned Commercial (C-1). Properties directly east of the site, along Warfield Avenue, are zoned Low Density Multiple-Family Residential (R-2). One property northeast of the project site is zoned Medium Density Multiple-Family Residential (RMD). Properties across Aviation Boulevard to the west are located within the City of Manhattan Beach.
